“The purpose of the Whitney Ranch Trunk Sewer Project Fee is to further the General Plan goal to ensure that adequate public services and facilities are provided to meet the needs of residents of the City by providing another funding source from new development for capital improvements to serve new development.”

“Fees collected shall be used to finance only the Phase ll Whitney Ranch Offsite Sewer Trunk line.”

“Subject to certain exemptions (as listed below), the following fees apply to development within the Northwest Rocklin Annexation Area.”

“The following building activities are exempt from the Northwest Rocklin Sewer Trunk Line Project Facilities Fee: • Alterations or repairs of existing residential buildings with up to a twenty percent increase in total interior floor area (excluding second units). • Alterations or repairs of existing nonresidential buildings that do not increase total interior floor area. • Construction of garages, sheds, carports, gazebos, pools, spas, patios, decks, patio or deck covers, and similar structures that are accessory to a residential building. • Additions of minor accessory structures which do not significantly impact the need for public facilities. • Reconstruction or repair of any structure damaged by natural disaster, provided that the building is rebuilt or repaired to approximately the same configuration and same square footage as before the damage occurred.”
